Residents of JQZ’s Ramsgate Park won’t be the only ones to benefit from the transformation of the 3.3 hectare mixed-use masterplanned community on the former Darrell Lea factory site in Kogarah.

The landscape architects behind the project’s landscape masterplan, Arcadia Landscape Architecture, have focused on catering to the needs of the broader local community, in addition to those of residents, providing access, activation and amenity across the ground plane.

As such, the project will feature a large park as the centrepiece to the development’s four apartment buildings and 20 terrace homes. The objective behind this green space is to create a healthy and active community.

The outdoor spaces will include small-scale barbecue areas, large grassy expanses, rooftop terraces, urban rainforest retreats and children’s play areas, according to Alex Longley, Principal, Arcadia Landscape Architecture.

“This diverse collection of spaces provided within the public realm place a strong emphasis on the outdoors, recreation and social engagement. By drawing on the existing woodland remnants within the Hawthorne Street Natural Area, it will also contribute to native vegetation corridors, providing habitat for local wildlife. Another feature of Ramsgate Park’s landscape will be a passive, water-sensitive urban design system, centred on a rainforest water feature,” said Mr Longley.

Residents will be able to access one of four podium rooftop spaces, each designed with its own individual character, to maximise views of the city, beach and/or the surrounding bay area. They will also enjoy private access to 5,189 square metres of ground floor communal open space, usable throughout the day and across all seasons.

Jian Qiu Zhang, Founder and CEO of JQZ, added, “One of the local issues we wanted to address in the site’s design was to provide safe public access to Scarborough Park, the parklands beyond the site.

“Locals will be able to enter the site via the new road and access the huge parklands on the eastern border. Safe and easy pedestrian access will be assisted with a proposed new set of lights on Rocky Point Road, in front of the project. We really wanted to enhance the local community and assist in increasing local property values. So we are happy to improve local access to these existing public realm assets and supplement them with additional facilities for their enjoyment, without jeopardising the privacy of our residents.”

Kogarah has increased in popularity amongst buyers in recent years on the back of upgrades to its town centre, which now spans more than 6485sqm and is anchored by Woolworths and Aldi, while also offering 18 specialty stores as well as a tavern.

Ramsgate Park has been popular with local purchasers who are keen to secure a modern property that still affords them lush gardens and leisure areas without the need to maintain them.

Designed by PTW Architects with interiors by Turner Architects, Ramsgate Park will ultimately comprise approximately 533 apartments across the four residential buildings and will also include 20 spacious terrace homes, each with their own private gardens.

In addition, the development will cater to families by way of an onsite childcare centre with placement for around 65 children.

Located at 168 Rocky Point Road, Kogarah, the 300sqm Turner + Associates designed display suite is open from 11am to 4pm seven days a week and will showcase what buyers can expect from a typical apartment in Ramsgate Park.

Construction at Ramsgate Park is expected to commence in Q4 2017 through JQZ’s own in-house construction arm.
